Terms of Service

These terms govern your use of the Linnhaus website and services. By submitting an inquiry, reserving a room, or listing a room, you agree to them.

1. Who operates Linnhaus

Linnhaus is operated by Linnhaus. You can reach us at hello@linnhaus.com.

2. What Linnhaus is

Linnhaus operates an online marketplace that connects people looking for a room to rent with housing operators, landlords, and property managers in Manhattan. We are not a landlord, broker, property manager, or party to any lease. Leases and rental agreements are formed directly between the tenant and the operator.

3. Eligibility

You must be at least 18 years old and able to form a binding contract to use the services. You are responsible for the accuracy of the information you submit. Tenants do not need to create an account to enquire or reserve.

4. Listings and verification

Operators are responsible for the accuracy, legality, and availability of every room they list, including rent, deposit, fees, lease term, and photographs. Linnhaus performs verification checks on operators and listing photos, but verification is not a guarantee of condition, habitability, legal compliance, or continued availability. Tenants should inspect a room and read the lease before paying any money.

5. Fees

The price you see is the price you pay. No hidden fees. Operators list at no cost, with no placement fees and no subscription.

The displayed monthly price includes the Linnhaus service fee. There is no booking fee. Due when accepted: your security deposit. First month's rent is charged separately on your move-in date.

6. Payments and deposits

When you reserve, your card is authorized for the deposit (not charged). If the operator accepts, the deposit is collected and held by Linnhaus in a separate account until move-out, then returned within 14 days minus approved deductions. The operator has 48 hours to accept or decline. A decline or timeout releases the authorization in full. There is no booking fee. Rent is paid under the lease and is not collected through this reservation flow.

7. Prohibited conduct

You may not post false, misleading, or discriminatory content, scrape or resell platform data, impersonate another person or business, harass other users, or use the services for any unlawful purpose. Listings that violate fair housing law are removed and the account may be terminated.

8. Disclaimers

The services are provided "as is" and "as available" without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, and non-infringement. Linnhaus does not warrant that listings are error-free or that any tenancy will be secured.

9. Limitation of liability

To the maximum extent permitted by law, Linnhaus is not liable for indirect, incidental, special, consequential, or punitive damages, or for any loss arising out of a lease, tour, deposit, or dispute between a tenant and an operator. Some jurisdictions do not allow certain limitations, so parts of this section may not apply to you.

10. Indemnification

You agree to indemnify and hold Linnhaus harmless from claims, losses, and expenses arising out of your use of the services, your content, or your violation of these terms or applicable law.

11. Termination

We may suspend or terminate access at any time for conduct that violates these terms or that creates risk for other users. You may stop using the services at any time.

12. Governing law

These terms are governed by the laws of the State of New York, without regard to conflict-of-law rules. Disputes will be brought in the state or federal courts located in New York County, New York, unless applicable consumer protection law provides otherwise.

13. Changes and contact

We may update these terms; material changes will be reflected in the date above. Questions can be sent to hello@linnhaus.com.

14. Communications

Messages sent through Linnhaus may be reviewed by Linnhaus for safety, fraud prevention and support.
