Questions, answered

Can I stay for one semester or summer?

Yes. This page shows live rooms whose minimum stay is four months or less, including one-month options when available.

Are the rooms furnished?

The room card states whether each room is furnished. Many listings are ready for move-in with furniture already provided.

What is due when the operator accepts?

Due when accepted: your security deposit. First month's rent is charged separately on your move-in date. There is no booking fee.

How does the cost compare with renting my own studio?

Every room page compares its all-in monthly price with the average Manhattan studio (about $4,014/mo, unfurnished with utilities extra, per the Corcoran NYC Rental Market Report, June 2026). Room prices already include the Linnhaus service fee, and there is no booking fee.

What is the minimum stay?

From 30 nights up to 12 months. Each operator sets the minimum and maximum stay, and both are shown on every listing.

How does the deposit work?

When you reserve, your card is authorized for the deposit (not charged). If the operator accepts, the deposit is collected and held by Linnhaus in a separate account until move-out, then returned within 14 days minus approved deductions. The operator has 48 hours to accept; if declined or unanswered, the hold is released in full.

Do I need to verify my ID?

Yes. Before reserving you complete a quick online ID check. Once your ID check is complete, it carries over to future bookings at no extra cost.

Are utilities included?

It depends on the room. Each listing shows whether utilities are included; we only say so when the operator has confirmed it.

Which neighborhoods do you cover?

Mostly Manhattan, including the Upper West Side, Lincoln Square, Midtown, the Upper East Side, Midtown East, Hell's Kitchen and the Financial District, plus New Haven, CT. Each neighborhood page lists its live rooms.
